What is Sunnyland’s role as developer in its projects?

Sunnyland S.A. is an integrated real estate development company focused on residential projects for sale, primarily in the Athenian Riviera. As developer, it oversees the full lifecycle of each project, from land sourcing and acquisition to permitting, design coordination, construction, sales, delivery, and post-handover support where applicable. Its focus is on creating projects defined by architectural quality, energy efficiency, and long-term value for the buyer.

What defines Sunnyland’s developments in terms of construction quality and design?

Sunnyland’s projects are distinguished by architectural quality, contemporary design, carefully selected locations, and an emphasis on functionality and energy efficiency. The company collaborates with established architectural firms, such as 314 Architecture Studio, Omniview, and others, and places particular importance on design, construction quality, and the creation of residences with a clear identity and long-term value for the buyer. Its approach is to create homes with a distinct identity within the contemporary urban environment, with a strong element of differentiation.

What are the steps involved in purchasing a property through Sunnyland?

The process begins with the selection of the property and informing the buyer about availability, price, and the stage of the project. Once an agreement is reached, a preliminary agreement is signed, at which point the property is withdrawn from the market. This is followed by the final contract, while the payment schedule is linked to the progress of the project when the property is under construction. The buyer appoints their own lawyer and notary, while Sunnyland coordinates the entire process through to the delivery of the property.

What taxes or additional costs should buyers expect?

In addition to the purchase price, the buyer should usually take into account the property transfer tax, which in Greece is borne by the buyer and is calculated at 3% of the property’s value. This tax is paid before the signing of the contract. In addition, there are usually legal fees for due diligence and representation, notary fees for the drafting and signing of the contract, registration costs for recording the deed with the Land Registry, as well as any brokerage fee, where applicable under the relevant agreement. In certain cases, there may also be an additional cost for a technical inspection by an independent engineer.

What is included in the purchase price ?

The purchase price includes the construction cost of the private areas of the property and the common areas of the development. Depending on the property, it may include elements such as balconies, a parking space, storage, as well as the core built-in equipment and installations that form part of the construction, such as custom-made kitchens and wardrobes, lighting, heating and air-conditioning systems, sanitary ware, bathroom accessories, and taps. It may also include a swimming pool or roof garden, where applicable. Electrical appliances are generally not included, nor are optional furnishing solutions or additional equipment. If requested, the company may additionally offer furnishing or equipment solutions under a separate agreement and at an additional cost.

Can foreign buyers purchase property through Sunnyland S.A.?

Yes. Foreign buyers can acquire property in Greece through Sunnyland, following the applicable legal and tax process. In practice, this means that the buyer proceeds with their own lawyer and notary and obtains a Greek Tax Identification Number (AFM).

Can the buyer request changes or material selections during construction?

Yes, in many projects there is scope for certain selections or specific changes during the construction phase, provided that this is allowed by the stage of the project, the technical specifications, and the overall design. These options are reviewed on a case-by-case basis and agreed in good time with the company, in order to ensure that the quality of the project, the architectural coherence, and the delivery schedule are not affected. Any such changes or upgrades are charged to the buyer.
